Increasing the value of your home can be very costly. A conversion or extension can cost thousands. While these changes are costly, they’re almost always worth doing when selling your home. But if you want to sell your house there are cheaper and quicker ways to increase its value. When an evaluator comes to a well presented house they’re likely to increase the home’s value. Here are a few ways you can increase the value of your home.

Clean Up

Clean your house silly. You need to make your home appealing to your Realtor in order to get a better estimate.  When they come to set a price for your home, make sure it’s super clean and presentable.  Make sure you get rid of clutter and eliminate any bad odors.

Get gardening

Clean up your garden and make it presentable. Pick up the rubbish, cut the grass, remove any weeds, trim your bushes and maybe add a few nice flowers. Just make your front and back garden look nice without spending too much money. If you go over the top with your garden you’ll be wasting your money and might even devalue your house.

Do Some Painting

If you paint the inside of your home you’ll brighten up your house and make it look cleaner and cared for. This means that you’ll need to patch up any holes in your wall before painting; you’ll have a silky smooth finish and great looking walls. Remember that evaluators always favor white ceilings and off-white walls, avoid shocking or dark colours.

Get new curtains and blinds

Getting a new curtains and blinds for your home is relatively inexpensive but very effective. Old looking curtains and blinds aren’t impressive because over time the sun fades the colors and they get grubby looking. New ones will give a better impression and should help you sell your home.

Get new lighting

Have modern light switches and lights fitted. Getting modern switches, like Dimmer switches, can be easily installed from old switches. New outlet covers look great and give the impression that the electrical wiring of the house is safer and fitted correctly.  Also it’s a good idea to get bright light bulbs to make the rooms look brighter, no one like a dark gloomy room.

Clean the floor

You should also consider your flooring. If your carpet is old it could do with a professional clean. Even if your carpet looks clean, you’d be surprised how better it’ll look after a good wash. Or you can replace it with a new carpet or get hardwood flooring. Hardwood floors are still popular and could increase the value of your home and make it look luxurious.

Hopefully these tips can help you get a better evaluation on your home. Remember that a well presented house gives the impression that the house has been well looked after and therefore increases its value.

  1. Sprucing up your house is almost always a good use of your money. Even if you’re not moving, you can enjoy the repairs.

Like you said, it seems obvious but clean!! I couldn’t believe how DIRTY some homes were when we went house hunting! The crap was picked up but they were grimy and dirty. If you can’t do it yourself, hire someone!

I’m in the real estate business. When we rent or sell we will never let a customer see a dirty place. You will never close the deal if the place is dirty. I have found with apartments that when most people move to another apartment the reason is they have trashed the last apartment. Being 30 years in apartment rentals I have found at least half of tenants never clean their apartment the entire time they are there. Sure some minor surface cleaning but when theses people move out there is an inch of dust on the baseboard.
